An iconic Melbourne landmark
in the heart of mid-town

Located on Melbourne's renowned Collins Street, Rialto is at the heart of the city’s emerging mid-town. It is a vibrant and ever- evolving business precinct ideally located between the traditional city centre and the city's waterfront at Docklands. It is the location for many of Melbourne's big names in finance, law, media, investment, consulting and technology.

About Rialto
Rialto has rich history that dates back to the city’s gold rush era of the late 1800s – a time when Melbourne’s identity with prosperity and culture began and continues to thrive there today.

The first Rialto building (1885) was named so for its Venetian Gothic architecture; a unique period style often described as “refined grace”. Today, the original architecture can be found within the InterContinental Melbourne The Rialto and Traditional Gothic architecture at the precinct’s heritage building, York Butter Factory, on King Street.

In 1981, Grollo Group Australia entered into a joint venture with St Martin’s Properties, a London-based company with significant commercial property ownership worldwide, to develop the Rialto site on the corner of Collins and King Streets. Inspired by Rialto’s history, the partnership sought to create a visionary building that would evoke aspiration and success.
In 1986, Rialto completed construction of its towers becoming one of the tallest office buildings in the Southern Hemisphere. The mirrored towers stand gracefully in the city landscape and respectfully integrate with its precincts heritage buildings at ground level.

It has been home to some of the country’s most successful businesses over the past 30 years and remains the only privately owned commercial CBD precinct in Melbourne – a unique position that allows greater scope for its innovation, exclusivity and service to tenants.

In 2011, Rialto pioneered the first digital hyper local community for an office building in Australia. The place-making innovation and technology provides Rialto's 3000+ professionals with an exclusive concierge service, social networking and knowledge-sharing interactions across its business community.
Today, a new era has begun at Rialto. The joint venture of Grollo Group and St Martins Properties has invested $100M in a world-class design and regeneration of the famous precinct. Key features of the project include:
  • A new low-rise building that will 'wrap' the corner of Collins and King Streets and feature a uniquely Melbourne restaurant and bar destination on its rooftop.
  • New retail spaces will occupy ground level and attract quality and luxury brands to the precinct.
  • New exclusive dining and quality cafes.
  • Over 6000 sqm of additional office premises
The Rialto Regeneration Project was completed mid-2017 and new commercial space and retail opportunities are now available.

Rialto's low rise offers remarkable premises with an abundance of natural light courtesy of the positioning of the towers at 45 degrees to the CBD "Hoddle" grid.
When combined with the new Podium floors fronting Collins and King Street, up to approximately 3200 square metres can be provided. Typical dual tower floors provide premises of up to approximately 1660 square metres per level.
The Low Rise floors include Levels 1 through to Level 12.
Rialto’s mid rise offers larger corporate tenants with the most cost effective premium grade space in the Melbourne office market.
Typical floors range from approximately 870 square metres to 1770 square metres. The extensive views Rialto is famous for begin to emerge as the mid rise covers Level 12 through to Level 24.
Rarely available, and highly sought after, Rialto’s high rise offer completely uninterrupted view lines across Melbourne and beyond.
Dual floor plates offer up to approximately 1870 square metres. High rise floors extend from Level 24 through Level 37.
The Sky Rise is the taller of the towers extending from Level 37 through Level 54, topped at Level 55 with the world class restaurant Vue de Monde.
Each whole floor offers up to 1000 square metres, but tenants can lease as little as 150 square metres as many floor floors are subdivided to cater for smaller private and international companies.
Collins Street has long been called “Melbourne’s First Street”
with good reason.
